Tenant Fees

Before tenancy start date.

Application and referencing – £100 inc VAT per person or £180 inc VAT per couple (if you have been together for more than three years).

Processing of an application and referencing report once you have found a suitable property covering immigration checks, personal, landlord and employment references and financial credit checks.

Guarantor Fee – £75 inc VAT per guarantor.

Processing of an application and referencing report on any standing guarantor on a tenancy agreement covering immigration checks, personal, landlord and employment references and financial credit checks.

Guarantor Agreement – £60 inc VAT.

Preparation and signing of all appropriate documentation to be signed by the standing guarantor.

Tenancy Agreement – £120 inc VAT.

Preparation and signing of a assured shorthold tenancy agreement to commence on the agreed date. Also covering utility changes, transfer of deposit to be held in the Deposit Protection Scheme for the duration of the tenancy and a copy of the inventory report on the condition of the property.

Pet Deposit – £50 inc VAT per pet.

Only applicable if agreed prior to any tenancy starting with the landlord, covering against the additional risk to the property to be held in the Deposit Protection Scheme.

During your tenancy.

Tenancy agreement amendments – £30 inc VAT

Covering any amendments made to the assured shorthold tenancy agreement.

Unpaid/late rent – £12
