Full Management Service

10% inc VAT of the monthly rental income.

Being a landlord can be a time consuming and stressful role with many factors to consider when it comes to managing your property. Our full management service is designed so that we take the responsibility of the day to day management of your property, maintenance issues and any tenant/deposit queries that may arise.

This service includes;

  • Appraisal of the property and advice on the realistic rental income.
  • Advertising and marketing.
  • Accompanied viewings.
  • Conducting necessary credit and employment checks.
  • Negotiating the terms of the tenancy between the tenant and the landlord and the preparation and signing of a tailor made tenancy agreement.
  • Carrying out and production of a full inventory report on the condition of the property before the tenancy start date.
  • Organising the payment of the deposit to be held by a third party in accordance to the rules set by the Deposit Protection Scheme.
  • Collecting of monthly rental income and chasing any arrears that may arise
  • Production of monthly statements.
  • Arranging yearly gas safety checks.
  • Scheduling and carrying out routine inspections to ensure your property is kept in good condition.
  • Overseeing and resolving any maintenance works that needs to be carried out.
  • Renewing of the tenancy agreement.
  • Producing check out reports and release of deposits at the end of a tenancy.

Tenant Find Service

72% inc VAT of the first month’s rental income.

This service is designed for those landlords who still wish to manage their property on a day to day basis and includes the following;

  • Appraisal of the property and advice on the realistic rental income.

  • Conducting necessary credit and employment checks.
  • Negotiating the terms of the tenancy between the tenant and the landlord and the preparation and signing of a tailor made tenancy agreement.

  • Producing check out reports and release of deposits at the end of a tenancy.

Assured Shorthold Tenancy Agreements

£60 inc VAT

Preparation and signing of the tenancy agreement with all necessary clauses specific to your property for the initial and any subsequent renewal of any fixed term tenancy agreements.

Rent Review

£60 inc VAT

The production of a rent report for your property alongside the issuing of a Section 13 Notice to the tenant.

Notice to Quit (Section 21 1B/Section 21 4A)

£60 inc VAT

Preparation and serving of a Section 21 1B document for fixed term tenancies or Section 21 4A document for periodic tenancies if you wish to end a tenancy agreement early.

Inventory Report

£60 inc VAT for furnished properties and £35 inc VAT for unfurnished properties

Property visit and production of a report on the condition of the property and any included fixtures and fittings.

Inspections

£30 inc VAT per inspection

Property visit and reporting on the current condition and highlight any current or future works that may need to be carried out. This charge is not applicable if you are using our full management service.
